## Overview

IMPACTFEES.ORG aggregates municipal and county impact fee schedules from across the United States into a single, source-linked database. Developers, investors, and planners can estimate true project costs in seconds — not weeks.

## What the site does

- **Impact Fee Directory** — Catalogs impact fee schedules for cities, counties, and special districts across the US, broken out by development type (single-family, multifamily, commercial, industrial).
- **Real-time Calculator** — Enter an address or drop a pin on the map, choose a development type and quantity, and get a category-by-category breakdown of total impact fees for the matched jurisdictions.
- **Source-linked Data** — Every fee is tied back to an official ordinance, resolution, or fee schedule.

## How the calculator works

1. **Locate the site** — Search an address or drop a pin on the map. Coordinates are reverse-geocoded to identify the responsible city and county.
2. **Pick the project** — Choose the development type and the unit count or square footage.
3. **See the breakdown** — Get a category-by-category breakdown of total impact fees, with links to the source schedules.

## Jurisdictions covered

Fee data is collected directly from each jurisdiction's adopted fee schedule, capital improvement plan, or municipal code. Coverage expands every week as new jurisdictions are added to the directory.

## Sourced data vs. estimates

- The calculator always prefers sourced fee data collected from the jurisdiction's own adopted schedule; sourced results link to the source document.
- When a jurisdiction isn't in the directory yet, the calculator shows a clearly-flagged illustrative estimate instead, modeled from national fee-survey ranges (Duncan Associates, Mercatus Center, and recent published schedules) adjusted for state construction-cost factors and jurisdiction size.
- Estimates are deterministic (the same location always produces the same numbers) but are not adopted rates.

- Estimates are illustrative and intended for preliminary feasibility analysis.
- Always verify final fee calculations with the jurisdiction before relying on them for underwriting, permitting, or closing decisions.
