What Are Georgia Impact Fees?
Georgia impact fees are one-time charges assessed by counties and municipalities on new development to help fund the public infrastructure needed to serve that development. Common categories include roads, parks and recreation, public safety (fire and police), libraries, stormwater, and water and sewer. Authority is granted under the Georgia Development Impact Fee Act (O.C.G.A. § 36-71), which requires fees to be tied to a capital improvements element and used only for system improvements that benefit new growth.
Fees vary significantly across the state: a single-family home in a rural county may carry only a few hundred dollars in impact fees, while the same home in a fast-growing Atlanta suburb can exceed $10,000 once county, city, school, and utility fees are combined.
