- County Impact Fee (Glades County Unincorporated)Requires confirmationGlades CountySTATUS CHANGED — re-verified 7/12/2026. The temporary suspension of impact fee COLLECTION (BOCC 3/11/2025) expired 3/13/2026 and was NOT re-extended. Per that reporting the fees 'should start in the next few months' — the new adopted rate schedule is not yet published or codified and the county's Impact Fees page still displays the lapsed suspension notice. $0 retained because collection has not resumed as of 7/12/2026. REFERENCE — currently codified Ch. 121 schedule (Ord. 2008-33; 2008 Technical Memorandum): Single-family detached = Education $4,265.00 + Roads $5,716.00 + Parks $390.85 + EMS $121.00 = $10,492.85. - Water Connection/Capacity Fee (Glades County Unincorporated)Requires confirmationNone (private wells / various providers)$0 — Glades County operates NO county water utility, so it publishes no water connection/capacity fee of any kind for nonresidential development. Unincorporated communities (Palmdale, Muse, Ortona, Lakeport, etc.) are predominantly on private wells; the Buckhead Ridge area may receive water from the Okeechobee Utility Authority, and parcels adjacent to Moore Haven may be served by the city's system (the city also furnishes water to Washington Park, Bowdens Subdivision, Countryside Meadows, Branch's Circle Subdivision and Glades Little Ranches — see the Moore Haven water records for that ladder). ⚠️ UNCONFIRMED: the provider and therefore the applicable nonres connection fee must be determined per parcel — there is no countywide nonres schedule to enter. Sources checked 7/12/2026: county Community Development pages, county Code (Municode), county Impact Fees page. Contact Glades County Community Development (863) 946-6020. AUDIT 7/12/2026 — re-verified; still $0, still Unconfirmed. No county water utility and no countywide nonres water connection schedule exists to enter; the applicable fee is provider-specific and must be determined per parcel. This is not a research gap that further desk research can close — it needs a phone call to Community Development (863) 946-6020 to confirm the service-area map. Flagged for human follow-up.
- Sewer Connection/Capacity Fee (Glades County Unincorporated)Requires confirmationNone (private septic) / CCPWA within district$0 — no general county sewer utility serving unincorporated Glades County; development is predominantly on private septic. The Moore Haven City/County Public Works Authority (CCPWA) wastewater district — a joint Glades County BOCC + City of Moore Haven special district (established 5/18/1995; Glades County Ord. 95-2 / Moore Haven Ord. 223) — covers only the Moore Haven area and extends into unincorporated territory. A nonresidential parcel INSIDE the CCPWA district boundary pays the CCPWA System Development Charge of $2,000.00 per ERU (Res. 2025-01, eff. 10/27/2025; 1 ERU = 150 gpd design flow, 1.0-ERU minimum) — see the Moore Haven sewer record. AUDIT 7/12/2026 — re-verified; still $0, still Unconfirmed. CCPWA page re-read: it confirms the Authority is a combined special district of the Glades County BOCC and the City of Moore Haven providing wastewater 'within the boundaries of the District', and posts a Boundary Map / Boundaries of Service link — but the applicable charge for an unincorporated parcel still turns on whether that parcel falls inside the district, which cannot be resolved parcel-agnostically. Not closable by further desk research; needs a call to CCPWA (863) 946-0711. Flagged for human follow-up.
- City Impact Fee (Glades County Unincorporated, Commercial)$0.00N/ACONFIRMED $0 — unincorporated area, no municipal jurisdiction, so no city impact fees can apply. - Park Impact Fee (Glades County, Commercial)$0.00Glades CountyCONFIRMED $0 — verified 7/12/2026. The Glades County park impact fee schedule (Ch. 121 Art. V §121-140) contains ONLY residential rows: single-family detached, multifamily, mobile home in a mobile home park, recreational vehicle, and motel/hotel per room. There are NO nonresidential (commercial/office/industrial) rows — the park impact fee does not reach general nonresidential development. Confirmed $0 independent of the county's collection suspension. Also note: the Public Education impact fee schedule (Ch. 121 Art. II §121-25, Ord. 2008-34) expressly reads 'Nonresidential ..... No fee' — not entered, per the project convention that FL school impact fees are residential-only. AUDIT 7/12/2026 — §121-140 schedule re-read off Municode and confirmed residential-only (single-family detached $390.85; multifamily $363.12; mobile home in a mobile home park $414.02; recreational vehicle $248.67; motel/hotel per room $116.00). No nonresidential row exists, so the confirmed $0 stands and the Unconfirmed box correctly stays unchecked. ⚠️ RECHECK EACH CYCLE: the county's Public Notices page shows 'BOCC Notice of Public Hearings to consider the adoption of Parks and Recreation Impact Fees on June 9, 2026, and June 22, 2026' — a new parks study could add nonresidential rows. No adopted schedule published as of 7/12/2026.

IV §121-100 (Ord. 2008-33; Nicholas 'Technical Memorandum', 7/17/2008): schedule row 'Commercial/retail — under 100,000 ft²' = $3,966.00 per 1,000 sq ft of floor area (applied fractionally below 1,000 sq ft). - City Impact Fee (Glades County Unincorporated, Office)$0.00N/ACONFIRMED $0 — unincorporated area, no municipal jurisdiction, so no city impact fees can apply. Placeholder documenting that municipal fees were considered and are N/A. The applicable overlay is Glades County Ch. 121 (see County records). Verified 7/12/2026.
- Park Impact Fee (Glades County, Office)$0.00Glades CountyCONFIRMED $0 — verified 7/12/2026. The Glades County park impact fee schedule (Ch. 121 Art. V §121-140) contains ONLY residential rows (single-family, multifamily, mobile home, recreational vehicle, motel/hotel per room). No nonresidential rows — the park impact fee does not reach office development. Confirmed $0 independent of the county's collection suspension. Public Education schedule (§121-25) likewise reads 'Nonresidential ..... No fee' — not entered per project convention.

How impact fees work in Florida
Florida impact fees are one-time charges on new development, governed by Section 163.31801, Florida Statutes (the Florida Impact Fee Act). The statute requires fees to be based on the most recent and localized data, spent on the infrastructure category they were collected for, and adopted by ordinance.
Since 2021, the law also limits how fast fees can rise: increases up to 25% phase in over two years, increases of 25–50% phase in over four years, and increases above 50% are allowed only with a demonstrated extraordinary-circumstances study and at least a two-thirds vote of the governing body.
Counties and cities can both levy impact fees. Inside an incorporated city, a project typically pays the county's countywide fees plus any municipal fees the city has adopted, which is why totals differ between a city and the unincorporated county around it.
