Water$1,000.00
  • Water Tap/Connection Fee (Town of Branford)
    Town of Branford
UNFLAGGED and RENAMED 2026-08-05 (was 'Water Impact Fee'). The town calls this a TAP charge and the word 'impact' appears nowhere in Code Ch. 24 or on the rate sheet, so the name is corrected to Tap/Connection Fee. Retrieved via the r.jina.ai prefix, which cleared the Cloudflare 403 that defeated the prior pass. The Utilities page links one rate document, 'New Water Rates Increase - Updated January 2024' (media/26), reading 'New Proposed Water & Sewer Taps: Water $1000.00, Sewer Tap $3000.00 ... Approved: 11-14-2023'. ADOPTION: the sheet carries an explicit 'Approved: 11-14-2023' line and the town publishes it as its operative rate document, so 'New Proposed' is a carried-over drafting label, not an unadopted proposal; matches Code Sec. 24-4 (rates set by resolution). The $200 homeowner deposit is refundable and correctly excluded. UNDERSTATEMENT CHECK NEGATIVE: no second capacity/capital/system-development component; Ch. 24 authorises only the one connection charge. Per tap, no MF factor - do not impute an MF per-unit amount. Sewer$3,000.00
  • Sewer Tap/Connection Fee (Town of Branford)
    Town of Branford
UNFLAGGED and RENAMED 2026-08-05 (was 'Sewer Impact Fee'). Same source, adoption proof and reasoning as the water row recribO2ZuSPH99JP - the town's 'New Water Rates Increase Updated January 2024' sheet lists 'Sewer Tap $3000.00', Approved 11-14-2023. Renamed to Tap/Connection Fee because 'impact' appears nowhere in Ch. 24 or the sheet. Per tap, no MF factor. Round-2 blocked-host retry 2026-08-05; docs/verify-r2-M-fl-blocked-retry.json.

  • Water Impact Fee (Town of Branford, MF)
    Town of Branford
Branford owns and operates its water system (EPA SDWIS: BRANFORD WTP, FL2610109, local government owned). Town Code sec. 24-4 delegates all water rates, charges and fees to town council resolution kept by the town clerk; sec. 24-33 provides for a connection charge 'in such reasonable amount as such council may fix and determine by resolution'; sec. 24-34(a) requires each family unit using the municipal water supply to have its own meter, so a per-multifamily-unit basis exists. No amounts are codified and the word 'impact' does not appear in ch. 24. The town's website returns a Cloudflare 403 bot challenge on every path attempted, so the adopted resolution could not be retrieved. 8/5/2026

  • Sewer Impact Fee (Town of Branford, MF)
    Town of Branford
Branford operates its own wastewater facility (FDEP WAFR: Branford, Town of WWTF, FLA011806, active) and its own water system, so a sewer connection charge exists. Town Code sec. 24-4 delegates all sewer rates, charges and fees to town council resolution kept by the town clerk, and sec. 24-1 requires separate service for each unit, so a per-unit figure would exist. No amounts are codified and the town's website (townofbranford.net) returns a Cloudflare 403 bot challenge on every path, including its document directories and REST API, so the resolution could not be retrieved. How impact fees work in Florida

Florida impact fees are one-time charges on new development, governed by Section 163.31801, Florida Statutes (the Florida Impact Fee Act). The statute requires fees to be based on the most recent and localized data, spent on the infrastructure category they were collected for, and adopted by ordinance.

Since 2021, the law also limits how fast fees can rise: increases up to 25% phase in over two years, increases of 25–50% phase in over four years, and increases above 50% are allowed only with a demonstrated extraordinary-circumstances study and at least a two-thirds vote of the governing body.

Counties and cities can both levy impact fees. Inside an incorporated city, a project typically pays the county's countywide fees plus any municipal fees the city has adopted, which is why totals differ between a city and the unincorporated county around it.

For a primer on how impact fees work, see our plain-English guide.
