- Water Tap Fee (City of Marianna, MF)Requires confirmationCity of Marianna$0 UNCONFIRMED (per-unit basis unresolved). Marianna Code Sec. 70-56 sets water tap fees by METER SIZE, not per dwelling unit (5/8"x3/4" $700 / 1" $900 / 1.5" $1,200 / 2" $1,500 inside city; >2" at cost). Sec. 70-39 requires separate connections per unit, but Sec. 70-58(a) prices a 'per unit (multi-family master metered)' water base charge — i.e. MF is commonly MASTER METERED on one larger tap, so the per-unit connection cost cannot be derived from the schedule. SFR rate is $700 (5/8" meter) — do NOT copy it here. TO CONFIRM: ask the city whether an apartment project pays one meter-sized tap or a tap per unit. Contact: (850) 482-4129.
- Sewer Tap Fee (City of Marianna, MF)Requires confirmationCity of Marianna$0 UNCONFIRMED (per-unit basis unresolved). Marianna Code Sec. 70-56 sets a flat sewer tap fee of $1,600 (6" depth, inside city); deeper taps at cost. The schedule is per TAP, not per dwelling unit — an apartment building on one sewer tap would pay $1,600 total, so a per-unit MF rate cannot be derived. SFR rate is $1,600 — do NOT copy it here. TO CONFIRM: ask the city how a multifamily project is assessed. Contact: (850) 482-4129.

How impact fees work in Florida
Florida impact fees are one-time charges on new development, governed by Section 163.31801, Florida Statutes (the Florida Impact Fee Act). The statute requires fees to be based on the most recent and localized data, spent on the infrastructure category they were collected for, and adopted by ordinance.
Since 2021, the law also limits how fast fees can rise: increases up to 25% phase in over two years, increases of 25–50% phase in over four years, and increases above 50% are allowed only with a demonstrated extraordinary-circumstances study and at least a two-thirds vote of the governing body.
Counties and cities can both levy impact fees. Inside an incorporated city, a project typically pays the county's countywide fees plus any municipal fees the city has adopted, which is why totals differ between a city and the unincorporated county around it.
