Water$0.00
  • Water Connection Fee (Ponce de Leon)
    Town of Ponce de Leon
Internal research note: the Town of Ponce de Leon operates its own community water system — EPA SDWIS PWSID FL1304034, 'PONCE DE LEON, TOWN OF', local government owned, population served 850, 434 service connections — so a connection/tap charge affirmatively exists. The town has no website, is not in Municode, and publishes no fee schedule, rate resolution or ordinance library. The Holmes County EDC utilities page lists the town as a water and sewer provider but carries no rates. Amount not published — INFERRED_0, stays flagged. Resolution path: public records request to the town clerk. 8/5/2026.
    Requires confirmation
Sewer$0.00
  • Sewer Connection Fee (Ponce de Leon)
    Town of Ponce de Leon
Internal research note: the Town of Ponce de Leon DOES operate a sanitary sewer system — FDEP WAFR layer 3 lists 'Ponce De Leon WWTP', domestic wastewater, status Active, 0.075 MGD design capacity, in Holmes County (county code 30). So this is NOT a no-sewer documented zero. However the town has no municipal website, is not on Municode/American Legal/eCode360, and publishes no fee schedule, rate resolution, or ordinance library anywhere I could find; the Holmes County EDC utilities page lists Ponce de Leon as a water and sewer provider but carries no rates. The charge affirmatively exists but the amount is not published, which is the codified-but-deferred pattern — INFERRED_0, stays flagged. Resolution path: public records request to the town clerk. 8/5/2026.

    Town of Ponce de Leon
Internal research note: the Town of Ponce de Leon operates its own community water system (EPA SDWIS FL1304034, local government owned, 434 connections), so a connection charge exists. The town has no website, is not in Municode, and publishes no fee schedule or rate ordinance. Because nothing is published I cannot establish the charge basis (per unit vs. per meter size), so the multifamily meter-size rule cannot be applied — INFERRED_0, stays flagged. 8/5/2026.

Sewer$0.00
  • Sewer Connection Fee (Ponce de Leon, MF)
    Town of Ponce de Leon
Internal research note: the Town of Ponce de Leon does operate a sewer system — FDEP WAFR lists 'Ponce De Leon WWTP', domestic, active, 0.075 MGD, in Holmes County — so this is not a no-sewer documented zero. The town has no website, is not in Municode, and publishes no fee schedule or rate ordinance, so neither the amount nor the charge basis is available and the multifamily meter-size rule cannot be applied. INFERRED_0, stays flagged; resolution path is a public records request to the town clerk. 8/5/2026.

How impact fees work in Florida

Florida impact fees are one-time charges on new development, governed by Section 163.31801, Florida Statutes (the Florida Impact Fee Act). The statute requires fees to be based on the most recent and localized data, spent on the infrastructure category they were collected for, and adopted by ordinance.

Since 2021, the law also limits how fast fees can rise: increases up to 25% phase in over two years, increases of 25–50% phase in over four years, and increases above 50% are allowed only with a demonstrated extraordinary-circumstances study and at least a two-thirds vote of the governing body.

Counties and cities can both levy impact fees. Inside an incorporated city, a project typically pays the county's countywide fees plus any municipal fees the city has adopted, which is why totals differ between a city and the unincorporated county around it.

New to impact fees? Our plain-English guide explains what they cover, who pays them, and why they exist.
