Cedar Key Water and Sewer District
CONFIRMED 7/12/2026 from CKWSD Codified District Resolutions (v. 5.14.2024), read via Google Docs viewer. PER-UNIT MF basis: Sec. 4.04.C Table 1 has its own multifamily row — 'Multi-family including condominiums, condo-motels, apartments, duplexes; per unit' = $720 water Capital Facilities Charge (240 gpd max demand), which happens to equal the water-conserving SFR rate by design (same demand assumption), NOT a copy of the SFR figure. Sec. 4.04.D.1.a requires a SEPARATE METER for each individual residential unit in an apartment building or condominium, so the $300 new-meter charge (Sec. 5.04.I / Table 2) applies per unit: $720 + $300 = $1,020/unit. NOTE: the $3,000 Sec. 5.04.F water tap fee is charged once per initial connection to the property, not per unit, so it is excluded from the per-unit rate. Sec. 4.04.D.2.b permits a single master meter for multi-family at the owner's option, which would drop the per-unit meter charge. Contact: CKWSD, 352-543-5285.

How impact fees work in Florida

Florida impact fees are one-time charges on new development, governed by Section 163.31801, Florida Statutes (the Florida Impact Fee Act). The statute requires fees to be based on the most recent and localized data, spent on the infrastructure category they were collected for, and adopted by ordinance.

Since 2021, the law also limits how fast fees can rise: increases up to 25% phase in over two years, increases of 25–50% phase in over four years, and increases above 50% are allowed only with a demonstrated extraordinary-circumstances study and at least a two-thirds vote of the governing body.

Counties and cities can both levy impact fees. Inside an incorporated city, a project typically pays the county's countywide fees plus any municipal fees the city has adopted, which is why totals differ between a city and the unincorporated county around it.
