- Water Connection (Impact) Fee (City of North Lauderdale)Contact jurisdiction/utility to verifyRequires confirmationCity of North Lauderdale (own water distribution / wastewater collection utility)North Lauderdale operates its own utility and bills its own water/sewer rates (Code Ch. 70). Code §70-2 (Connection fee) states: 'The impact fee for future connections to the city's wastewater collection and water distribution utility system shall be as established by ordinance' — the AMOUNT is not in the code and is not published on the city's Utility Fee Schedule page. That page (two JPG tables, rev. 02/2025) publishes only: monthly base/consumption rates by meter size for Residential and Commercial (5/8" through 6"), security deposits by meter size, and an 'Initial Connection Fee $25.00 per account' (an account-setup charge, NOT a capacity/impact fee). No nonres meter-size capacity table exists. Checked: Municode Ch. 70 in full; full Part II chapter list (no impact-fee chapter); city utility fee schedule; web search. NOTE: the residential SFR/MF records for North Lauderdale assume Broward County WWS capital recovery charges ($1,590/$2,010 per ERU) apply — that is inconsistent with Ch. 70, which vests the utility in the city; do not propagate without confirmation. VERIFY the adopted connection/impact fee ordinance and its nonres basis: Utility Billing 954-722-3800; Public Works/Engineering 954-722-0900.

- City Impact Fees (City of North Lauderdale, Commercial)Contact jurisdiction/utility to verifyRequires confirmationCity of North Lauderdale$0 — full Part II chapter list of the North Lauderdale Code of Ordinances reviewed (Subpart A ch. 1-70; Subpart B Land Development Code ch. 78-106): there is NO impact-fee chapter and no development-fee appendix of any kind. Ch. 82 (Buildings) and ch. 78 (General Provisions/Administration) carry only permit / plan-review / application fees (city permitting page: $106 processing fee + plan review). The only 'impact fee' in the code is the utility connection fee in Ch. 70 §70-2 (water/sewer — see W/S table). UNCONFIRMED because North Lauderdale adopts fee schedules by separate ordinance/resolution outside the codified code, so a post-supplement nonres impact fee cannot be ruled out from the codifier alone. How impact fees work in Florida
Florida impact fees are one-time charges on new development, governed by Section 163.31801, Florida Statutes (the Florida Impact Fee Act). The statute requires fees to be based on the most recent and localized data, spent on the infrastructure category they were collected for, and adopted by ordinance.
Since 2021, the law also limits how fast fees can rise: increases up to 25% phase in over two years, increases of 25–50% phase in over four years, and increases above 50% are allowed only with a demonstrated extraordinary-circumstances study and at least a two-thirds vote of the governing body.
Counties and cities can both levy impact fees. Inside an incorporated city, a project typically pays the county's countywide fees plus any municipal fees the city has adopted, which is why totals differ between a city and the unincorporated county around it.
