There is NO impact-fee chapter, article or division anywhere, and no mobility-fee provision. (2) The adopted 23-page Building Permit Fee Schedule was read end to end: its only reference to impact fees is General Information (c) - 'Impact fees are assessed on certain building permits, including re-application on expired permits. Contact the Building and Planning Department for details on these fees' - and it publishes NO impact-fee amount. The fees so assessed are the COUNTY's; the 'Police Impact Admin. Fee' and 'Park Impact Admin. Fee' line items on Pinecrest permit worksheets are the Village's administrative cut on county fees it collects, not a municipal impact fee. Context Zone 3 entered per the default rule for cities not named in Sec. 33E-7.1. ⚠️ PINECREST STRADDLES THE ZONE 2 / ZONE 3 LINE: the Village runs roughly SW 104th St to SW 136th St, and SW 120th St is one of the Zone 2 mainland polygon's southern boundary segments — so the NORTHERN half of the Village may fall in Zone 2 ($11.537/sf) while the southern half is outside it. Zone 3 = $12.661/sf entered (Z1 $11.982 / Z2 $11.537 / Z4 $13.216). Eff. 12/31/2023-12/30/2027; excl. 2% admin fee. NOTE: Pinecrest permit worksheets DO carry 'Police Impact Admin. Fee' and 'Park Impact Admin. Fee' line items — those are the Village's ADMINISTRATIVE CUT on county fees it collects, not a municipal impact fee, and both underlying county fees are $0 for nonres anyway (police is unincorporated-only; the county Parks fee has NO nonres rows at all).

How impact fees work in Florida

Florida impact fees are one-time charges on new development, governed by Section 163.31801, Florida Statutes (the Florida Impact Fee Act). The statute requires fees to be based on the most recent and localized data, spent on the infrastructure category they were collected for, and adopted by ordinance.

Since 2021, the law also limits how fast fees can rise: increases up to 25% phase in over two years, increases of 25–50% phase in over four years, and increases above 50% are allowed only with a demonstrated extraordinary-circumstances study and at least a two-thirds vote of the governing body.

Counties and cities can both levy impact fees. Inside an incorporated city, a project typically pays the county's countywide fees plus any municipal fees the city has adopted, which is why totals differ between a city and the unincorporated county around it.

Brush up on impact fee basics before you budget your next project.

Fee amounts on this page are compiled from official published schedules and are provided for planning purposes only. Rates change, and project specifics (unit size, meter size, location within special districts) can alter what applies.
